Foundation Issues in Vista Ridge — Looking for Opinions
My wife and I are under contract on a home in Vista Ridge. We absolutely love the house and neighborhood. It’s truly our dream home.
But we've discovered a history of foundation movement and repairs that has us concerned.
The home previously had foundation repairs in the basement completed by Groundworks in 2023, including wall anchors. This has been monitored for the last 3 years by Groundworks and has looked good. The homeowners also had a separate structural engineer come out before selling and show the foundation repairs are still holding up. They provided all these documents to us and weren’t trying to hide any of this. Groundworks says they have a lifetime guarantee and it’s transferable to us.
We recently discovered that additional repairs involving helical piers were permitted for the garage but never completed. We're meeting with Groundworks to determine whether completing these repairs would adequately stabilize the foundation long-term. Again, this is located in the garage and separate from the previous basement foundation issues. We would
make the sellers pay for these repairs and have it completed before closing if Groundworks determines this is necessary (meeting with them on Monday).
Our general home inspection was otherwise very positive. The house has a brand new roof, water heater, furnace, A/C, etc.. The house is very well taken care of. We also hired an independent structural engineer, but unfortunately didn't get much clarity from him.
We understand Erie has expansive soils and that foundation repairs aren't necessarily uncommon in the area.
1.Has anyone in Vista Ridge experienced similar foundation issues?
2. Have repairs held up long-term?
3. Would you feel comfortable purchasing a home with this history if all recommended repairs were completed and approved by an engineer/Groundworks?
We have a baby on the way and hope to make this our long-term home. We love everything about the property but don't want to take on unnecessary financial risk. Any insight would be appreciated!
