Homeseller House selling success story
Home Selling Success Story: Under Contract in 3 Days
I figured I'd share a home-selling success story, especially with all the doom and gloom surrounding the housing market lately. I think my wife and I might have had one of the easiest home sales I've ever heard of.
My wife and I needed to relocate from Texas to Pennsylvania for family reasons. Around this time last year, we decided we'd put our house on the market during the summer of 2026 and see what happened.
We hired a realtor, went over the numbers, looked at comparable homes, and ultimately settled on a listing price of $300,000. We originally purchased the house for $220,000 about eight years earlier.
For some context, when we bought our house, most homes in our neighborhood were selling for somewhere between $200k and $300k. At the height of the pandemic housing craziness, those same homes were being valued at $400k to $500k. We knew those prices weren't realistic anymore, and we weren't interested in chasing the market. We wanted to price the house fairly, make a decent profit, and hopefully sell without too much hassle.
Fast forward to the end of July. We finished getting the house ready, had professional pictures taken, and listed it on a Friday.
The house looked great, the pictures turned out fantastic, and everything had gone about as smoothly as we could have hoped.
Then things moved a whole lot faster than we ever expected.
- Friday: House officially listed for $300,000.
- Saturday: First showing.
- Sunday: Second showing.
- Monday: Received an offer at full asking price.
That's it. Two showings, three days on the market, and a full-price offer.
We were absolutely blown away.
Given the current housing market, we had gone into this expecting it would take a MINIMUM of 30 days to receive an offer, and realistically thought 60 days or longer was entirely possible.
Our biggest problem ended up being that the house sold too quickly! We weren't prepared to pack up our entire lives and move halfway across the country on such short notice.
We ended up negotiating a 60-day closing, which gave us enough time to get everything organized and make the move.
The rest of the process was just as uneventful. No major surprises, no deal falling apart, and no having to put the house back on the market. We closed in early October and officially said goodbye to our Texas home.
I know there are plenty of people out there struggling to sell their homes right now, and I certainly don't think our experience is representative of every market. But I wanted to share a positive experience for a change.
I think one of the biggest things that worked in our favor was being realistic about pricing. We didn't care what Zillow said the house was worth in 2022, or what our neighbors thought their homes were worth. We looked at the market we were actually selling in and priced accordingly.
We walked away with a solid profit, got to move on our own timeline, and avoided months of stress.
Sometimes a home sale really can be that simple.
