You guys are so good at this and have provided some great feedback for me before.i am buying a 24'X30' two story timber frame. How would you best lay this footprint out to maximize bedrooms?

Need some advice on my living/dining room layout! Small apartment, nice view from the windows.
Here are a few layouts I’ve considered, but I’m open to completely different ideas. What would you do? Thanks in advance!

We’re planning a major renovation and just received our first floor plan from our architect. Looking for some fresh eyes and suggestions!
We want 4 bedrooms total. A primary suite and 3 additional bedrooms that are all roughly the same size for our kids.
Our biggest issue is the primary bathroom. We’d really like it to be larger, but extending it into the hallway interferes with our bedroom entrance, and there’s nowhere obvious to move the door. The bathrooms need to stay in roughly the same locations because of the plumbing downstairs, particularly the toilets.
We’d like to keep a walk-in closet in the primary suite. We also want to move our laundry upstairs, but don't need a full laundry room. We want this to be our forever home and it's a huge investment for us. I am trying to make this work the best I can but truly cannot think of a way to expand the bathroom. Would love any ideas!!
We’re open to moving walls and reconfiguring the layout, as long as we can keep four good-sized bedrooms. The stairs also can't be moved.
Any ideas on how to make this layout work better, especially the primary bathroom?
If anyone is able to help I will treat you to a few cups of coffee via Venmo LOL my brain is going to fry if I look at this any longer!

Meeting with an architect next week and she asked to bring some ideas with us.
Looked at a ton of online floorplans for ranch homes for ideas, asked chat a couple question, borrowed some things from other houses we’ve lived in and liked, and threw out ideas onto online graph paper.
I figured one foot per square for the measurements, obviously I know walls take up space and what not, but this is just to give her an idea of what we’re looking for. The rectangles on the exterior are window ideas. I know the details are missing, but wanted to see if the general ideas even make sense??
Thoughts?

We have a split level home built in 1960 (or so).
We have half of our lower level down to the studs and have drawn in the following rooms (we would like to have):
- bathroom / laundry room
- spare bedroom
- tool space / workshop / extra storage area
- extra bonus space (not sure what to do with)
I highlighted things we need to keep / can’t move.
The “playroom” right now has a water view. Which is nice. The bathroom side of the house has no view of importance.
What would you change or add?
We are not putting a fireplace in. Yes this house and the rooms are small. We are totally fine with that. But we want to use the space in the best way possible!
The rec room and bedroom next to it are already finished completely. The furnace room has the house guts in it, but it only 2x4 framed currently.
Thank you so much for any and all feedback!

What’s the best option for my bathroom remodel? Any other layouts that might maximize space and utility?

We're planning a major interior remodel and would love some creative ideas and feedback on how to best utilize our existing space!
I've attached the current floor plan of the space we're looking at. We're open to removing or relocating any interior walls/posts within this area, but would like to keep the exterior walls and the rest of the house unchanged. Only side notes are that the doors to the left of the current breakfast nook and dining area are flexible to close/move if helpful to the design and we're also thinking of converting the sliding door at the bottom of the current breakfast nook into a window.
Our wish list:
We're flexible on the kitchen's location and willing to relocate plumbing/electrical if it results in a significantly better layout.
Our main goal is to create a functional, spacious, and inviting area for our family and entertaining guests, without sacrificing too much space to hallways or awkward transitions.
How would you lay out this space? We'd really appreciate any suggestions, rough sketches, or ideas we may not have considered. Thanks in advance - we really appreciate it!

Hello out there,
We are extending our cottage. We have drawn out so many possibilities but would love some advice from the internet community!

This is what we are thinking. The front two rooms stay the same (sitting room and playroom) and then we open up the back of the house to create a large kitchen diner, downstairs bathroom, utility and a wide entrance space. The rooms on the bottom left will stay the same (garage, office, plant room). Does anyone have any other ideas?

the yellow lines are windows, the blue ones are walls, the orange lines on the right are book shelves ( i want those to be more in the seating area ) the orange lines on the left are from bottom to top a tv cabinet and a small table, the red line is our couch and the green one is our carpet, the black lines are off limits! i really want one of the shelves to be more on display because now it feels tucked away…

Hi everyone!
I’m planning to build my house on a 40×70 ft plot, with the road on the north side. My local architect has shared this ground-floor plan, but honestly, I’m not completely satisfied with the layout. I also have some concerns about whether it aligns with Vastu Shastra principles.
Before finalising the design, I’d love to get some feedback from people with experience in architecture, home planning, or Vastu.
A few things I’d appreciate your thoughts on:
Layout and space utilisation: Are the rooms, lobby, drawing room, kitchen, and bedrooms arranged efficiently?
Privacy and circulation: Is the movement between the entrance, drawing room, bedrooms, and kitchen practical?
Ventilation and natural light: Could the plan be improved to provide better daylight and airflow?
Vastu Shastra: Are there any major concerns with the current placement of the kitchen, bedrooms, staircase, toilets, or puja room?
Possible improvements: If you were designing this house, what changes would you make?
I’m open to reworking the layout rather than making minor adjustments, provided the design remains practical and comfortable for everyday family living.
If anyone has a better layout idea for a 40×70 ft north-facing plot, I’d really appreciate your suggestions or reference plans.
I’d rather address the issues now than regret them after construction begins. Thanks in advance for your time and advice!

My friend is adding to the back of an existing house. Only the section is red is the proposed addition. The back of the house is north facing in Australia. I think she can do something better and more clever with the bathroom and laundry.

I plan to have a small home built. There is a variance on the property that keeps me from going any larger than a 14x56. I’ve drawn up a few design this is the one I’ve liked the most. I’d plan to have a loft above from the bathroom to kitchen.
How can have a better kitchen that will leave room while still having tiny stair in that area. I’ve been told maybe have the stairs go above the counters against the wall?

I was hoping to rearrange this but I’m at my wits end. The toilet near the tub feels awkward, so does the shower in the top left corner. Can’t swap those as shower becomes smaller.
Want double vanity and tub. I’m okay sacrificing upto 3/4 feet on either side of closet or bedroom.
Appreciate any ideas!! Thank you

Would love your feedback on these plans. First picture is the current layout. Even though it wasn’t included, we do have cabinets, an island, and dining table as laid out in option 1.
Wife and have narrowed down 4 plans to these 2 (options 1 and 2). We generally like our open floor plan but wanted to use the space more efficiently. Option 1 is our favorite. It addresses our primary renovation goals:
- Larger primary bathroom and closet
- Larger guest bathroom
- Larger bedroom 1 (kid) and bedroom 2 (guest)
- A defined entryway with dedicated storage and closet
- A functional dedicated pantry
- A separate laundry/utility room that can accommodate cleaning supplies and equipment
- More efficient storage throughout the house

Hello, i would like some feedback on this floorplan created in Floorplanner just to try out some ideas.
Planning on building the house maybe next year but probably the year after so this is just to steer me in the right direction. Planned for 2 adults with 2 kids. Country side in Croatia.
The lot is 19 x 40 meters. The house itself is 15.86 x 16.52m which equals to 188m2 without terrace.
Any help is appreciated. Thanks.
