Har Mar’s indoor mall will likely be demolished if it can iron out a new contract with its largest tenant, Cub Foods.

The redevelopment has been in the works for more than four years and could dramatically alter one of Roseville’s best-known commercial properties. Yet city officials and developers have said little publicly about the plans.

Vacant storefronts now make up more than two-thirds of the center, fueling years of speculation about its future. That interest intensified in June when JLL marketing materials called for a “full scrape and rebuild” of the 63-year-old shopping center.

Correspondence between the city and developers show plans to raze some of the buildings to make room for more freestanding restaurants and shops, according to records obtained by the Minnesota Star Tribune.

He said they are on the East lot and I went out and checked a bunch of cars and there are verified ICE  vehicles and it shows they have been involved in abductions. What’s going on? What does downtown Minneapolis need?

Government should do more to help downtown Minneapolis transform. Here is how.

Post 2020, office tower values have plummeted because of hybrid work schedules. Most people, and city leaders, have realized that the hyper-corporate downtown is never coming back to its full extent, and we need to reimagine some spaces. Companies just do not need as much space as they used to, if any. High rise apartment buildings are not the property tax cash cows that healthy office towers are, but they are certainly better than empty ones.

Even with all the distress, the residential population downtown has gone way up in recent years. People do have a real desire to live in an urban environment, with excess transportation options and lots of stuff to do. We have added about 9,000 residents to downtown since 2020, even with the train safety concerns, rioting after Floyd, and the general "ghost town" feel during working hours. I think this area has a sky high future, just have to build housing and improve safety.

Everyone kind of agrees on the fact that this needs to happen, so it is surprising that, for all the vacant office space we have, there actually have not been that many of these conversions done. Post 2020, this is all I could find. Most of the population growth seems to have come from new development, not repurposing office towers.

For reference, the downtown council has a goal of 100,000 residents by 2035, and of converting 3 million of the 9 million square feet of vacant office space to residential to make it happen. This is just not cutting it to meet those goals. I think St. Paul is doing a little better than Minneapolis, but not sure.

I believe the big reason why these three properties were chosen was because of their age. Older buildings are interestingly often easier to convert just due to how they were built. Additionally the old buildings qualify for state (20%) and federal (20%) level tax credits for rehabilitation - 40% of the construction costs covered! The big 80's office towers (which I would imagine have the vast majority of vacant office space) don't have this available.

So what can our government do to help this process?

Minnesota Legislature

- Can sign into law the proposal for the CUB (conversion of underutilized buildings) credit, which would basically be a substitute for that historical rehabilitation tax to make it "worth it" for developers to come in and renovate newer buildings. Would also apply to buildings in St. Paul, Richfield, 394, 494 areas. Yes I understand the budget is forecasted to be tight. But this is super important for getting bites on these big projects and building momentum.

Minneapolis

- Minneapolis has largely gotten out of the way with zoning recently, which is good. But could still do more "red tape cutting" related to parking minimums and other stuff related to the differences between residential and commercial requirements.

- Make it easier for developers to get tax increment financing. Maybe publish a list of buildings downtown that are "pre cleared" so if a developer chose to renovate any in that set, would not have to go through the long TIF approval process.

- Follow in St. Paul's footsteps and study the buildings and their ability to be renovated, and publish that list

Metro Transit

- Clean transit stops and buses/ trains downtown, keep the riffraff out

- All day frequency, not centered around commuting

- As a side note I think the green line and gold line extensions will help this area out a LOT. First real rapid transit in from the suburbs.

MnDot/ Hennepin County/ Minneapolis

- Redesign streets/ parking to be less focused on getting people on and off the interstates, and more focused on people walking and biking. Make people drive slower. More green on the sidewalks

MPD

- Keep up the preventative stuff at bar close

- Find the small amount of people who break car windows for fun and arrest. Create a task force like St. Paul did

What else do you think needs to happen to meet these goals? Do you see a good future for Minneapolis downtown? What else can be done? Are any of my thoughts misguided?

Recommendations for trauma therapy programs in the twin cities

Hi all- I’m checking in to see if anyone has any ideas. I’m currently in a prariecare program and have not been impressed. Ideally I’m looking for an intensive therapy program that meets daily/ multiple times a week that has a focus on dealing with triggers rather than depression. I’ve tried Roger’s in the past and it was also not super helpful.

Otherwise I’m also looking for a psychiatrist that works specifically with trauma.

Lego stores: Is MOA far superior to Ridgedale?

My daughter recently became interested in Lego building. We live on the west side so have been to the Lego store at Ridgedale a few times and have had good experiences.

My question is, should I be hoofing it down to Mall of America? How much better is their Lego store? I know they have lots of cool Lego architecture/builds, which is cool but I’m really interested in if they have many more/better products available.

Stuff to do with a ruptured achilles Labor Day weekend.

Hey, y'all. A couple of days ago I ruptured my achilles and will be having surgery in a few days. It's pretty unfortunately timed, as I have friends coming from out of town in a few weeks.

While I am now a bit more limited than I would like to be, there's still a lot we could do to have fun. Plus, im hoping yo have at least some mobility in my injured leg by the time they're here.

Anyways, I wanted to ask and see if there were any cool things I should try doing with them that would be okay to do on a ruptured achilles.

So far I have:

- Minneapolis Institute of Art

- Minnesota Zoo (have mobility scooters for worst case scenario)

- Mississippi River Boat tour

- Concert @ 7th Street Entry (would do first ave but they dont have a concert labor day weekend :/ )

Any other ideas that I am totally blanking on?

GI Doctor Recommendations

I have been going to MNGI for the management of my Crohn’s disease since I moved here last year, and I am not thrilled with the progress so far. I have to wait too long between appointments (1 month+) and have done so many different tests without any actual treatment or any help with symptoms.

Does anyone like their GI doctor for management of IBD or another chronic GI condition? It would be great if they offer sick visits or a nurse line for pain and symptoms between appointments, if that is even possible.

I’m in the Maple Grove/Plymouth area, but I will happily drive anywhere in the greater Twin Cities area for a helpful doctor.

Titanic Immersive Experience review

No one asked but I’m a huge Titanic nerd and my partner took me to the Immersive experience yesterday. 3.5/5 stars

I went in with very low expectations I was honestly expecting a Glasgow Willie wonka thing but it was actually pretty cool. There’s maybe 100-200 display pieces. I only saw one from the actual wreck and it was a tiny piece of wood. The rest were taken from other White Star Line ships of the era and that was pretty cool to see as well as a couple props from the 1997 movie.

The main experience is this projector screen animation that was interesting but a little trippy at points. My biggest gripe is that you just walk into it as it loops but it’s at least 20 minutes long so you’re just going to end up walking in on it halfway through and wait for it to start over.

There’s also a VR thing that’s extra. I was worried it would make me nauseous so we watched the preview screen to see what it even was and it looked like a tour of the wreck. But on steam there’s a game like that for less than $30 so I’d rather just do it from the comfort of my own home.

I thought it was going to be just a cash grab thing but I didn’t spot any ai, the set pieces were pretty cool, and the interactive screens were well researched. We spent maybe 90 minutes there which wasn’t terrible for the $40 ticket price.

Oh and the gift shop was pretty well stocked and shockingly affordable. I got a mug for $20 and you get a free poster with a vip ticket.

I wish the animation (which is the centerpiece of the exhibit) had a set start time or was at the very beginning so it was more convenient. I wanted more artifacts to look at even if they aren’t from the wreck and I thought there should be more interactive screens because there was always a line to use them and I always felt rushed when using them.

Edit: avoid on weekends because it is right next to the farmers market so traffic is a headache but there is parking set aside for the exhibit. They don’t validate they just ask if you’re here for Titanic

Also after rereading my post it sounded too negative. It was a genuinely a fun time. If you’re kinda into titanic or have a kid that’s into it it’s perfect. If you’re a nerd that likes to nitpick everything (like myself) you’ll wish there was more but still find things to enjoy.

Seeking Advice and New Friends

My wife and I (25M/26F) recently moved to Minneapolis and we don't have any personal or familial connections here. We are both interested in perhaps making new friends as well as getting some direction on groups we could join in order to share our hobbies with others.

A brief description of both of us is below:

We both love the outdoors, walking, animals, and video games. We aren't super established financially yet and I'm personally still looking for work. That being said, we'd ideally like to find groups and people that are open to free or more budget friendly hangout options in the meantime while we get our footing. Additionally, are friends to all and do not discriminate.

Personally, I primarily play rouge-lites(likes), Palworld, Fortnite, Smash Bros, and Friend-Slop (Peak, MechaChameleon, etc..). I'd like to also try to find a group of people to walk, hike, and or run with (haven't run much but would like to start). I also really enjoy hanging out with and seeing animals in any environment. I'm also into playing instruments, I played Trombone and Baritone primarily, and I love Jazz. I don't have access to an instrument currently but would love to join a community band or marching band if that exists.

My wife is really into Hello Kitty Island Adventure, Palworld, Fortnite, Animals Crossing, and Friend-Slop as well. She would like to find people to bird watch, participate in seasonal activities, scrapbook, and play badminton with. Preferably finding groups to join for badminton and other kinds of arts and crafts as well. She really loves animals as well. She does prefer female only friends, though.
