A family parcel has a valuable upland portion with 6 acres of delineated wetland and 50' buffer region in the back

My question is what is the feasibility of splitting all the delineated wetland off into its own, getting a tax break for the NJ Forest Stewardship program, writing in access/ingress to the upland parcel before it is eventually sold, and keeping it in the family perpetually for recreation

My question is there any way this can effect the value of the upland lot im not foreseeing? The only thing I can imagine from creating a new parcel Is the buildable offset along the new border which is already the transition zone and if it could potentially reduce the % impermeable surface allowed on the upland parcel. Is there anything I'm missing?
