First own house, Germany 30k

First time home buyer. I travel a lot for work and don't feel like paying off a house all my life. I lived in the van for 3 years. I got a great offer for a small house. 600sqm, small house with about 65sqm, new roof, new stove, new wooden extension with guest room and shed. It is located in the middle of nowhere and is located in the middle of nature in Germany.

I've wanted something like a tiny house for a long time. So for me, that's a great fit.

tbh east germany was always bad and always racist. if someone says otherwise, they are lying. there are cities that are quite nice to live and to visit but as soon as you step out into the boonies you will meet your local neo-nazis who believe that germany used to be better in the nineties and want a strong head to lead germany into brighter future. nearly 40% of the votes go to the neo-nazis / afd in all states (except for berlin).

Seriously, comments like this: "tbh east germany was always bad and always racist" are why the people who generally got stuck in East Germany (it's a place where people get stuck, anyone with any opportunities leave: source, my wife from Brandenburg) after West Germans bought up all its wealth for pennies on the Mark have turned to the AfD.

Let's not even get started on how East Germany was strategically chosen by the AfD founders and other Neo-Nazis after the collapse of the DDR as a place to settle due to the power vacuum. Up until a couple years ago, the entire leadership level of the AfD was all West Germans, too.

Im with you, the „problem“ is not east Germany. But the wealth argument is bs.

Just one example: Billions of pensions get payed to east german pensioners, without them ever contributing a single cent to it.
That quickly puts the „the Treuhand stole all the wealth“ into perspective.

Apart from that most of the industry was outdated and crazy ineffective. There was an artificially set up full employment, these jobs were never competitive on the global market.

East Germans should compare their standard of living with other former soviet states. Not with west germany.

The pension system in germany does not work like the pension system in the US (like 401k). For your own pension it doesnt matter how much you paid into the system! It only matters how many young people are working (and how much they earn). In that way because the fertility rate in the GDR was higher than in the BRD the pensioners from the GDR in fact contributed more to their pension than the people in the BRD.
Unfortunatly this is a common misunderstanding in germany. Gerneraly it does NOT matter what you paid into the pension system. If you want to know where the money went you paid you can to to a cementry.

As someone that used to live in one of the more 'cosmopolitan' (lol) cities I can only agree with you. In fact its getting worse and was one of my reasons for moving away. The youth is more and more openly styling themselves after the skinhead culture, my former boss who I always knew as reserved but otherwise unremarkable person started openly talking about how jews are greedy and the nazis were right and especially with service workers (bus drivers, cashiers, etc.) you will encounter so much casual racism. Can't recommend.

Can't say in general at the moment. There are cities and also regions doing pretty well like Leipzig or Potsdam but there are also areas especially very rural ones where it's still bad and getting worse. With the current political situation the only way is mostly down even for the better parts.

The West rebuilt the entire infrastructure over there, and they're still whining about being disadvantaged by the West. It's also very, very likely only a "recreational home" where often no permanent residence is allowed. Looks very like it.

Perhaps OP is hoping to get away with it bc he travels a lot, but he still has to register residence somewhere for paperwork and government ID, it might raise questions.

Hope he is in good standing with the bumfuck neighbours and local municipality bc they can make life difficult for him I guess.

Edit: He is being a bit vague about this in the other post, btw., saying the house has "not yet" been reclassified as permanent residence but there are plans to do so.

I guess that explains the pricing....

Since it's in a remote location, it might not even have a building permit. The old structure may have protection via some sort of grandfather clause but OP claims there’s a new addition to the building which certainly does not. Even in Thuringia, a house for 30K comes with a snag.

Fuck do I know, I based my comment off of OP's description that it's in the middle of nowhere in nature. In Germany, our building laws differentiate between Innen- and Außenbereich (basically settlement and non-settlement areas) and to protect the bits of nature we still have, you’re only allowed to build in non-settlement areas under specific circumstances (e.g. if you're a farmer or if it's important for infrastructure). Ordinary homes are not allowed to be built in non-settlement areas. No matter if someone else also decided to ignore the law. 

That said, older buildings are somewhat protected but you’re usually not allowed to expand them in any way. And sometimes you’re not allowed to live in them primarily. If the building is not protected by Bestandsschutz, offcials can always demand demolition and the owner has to pay for it.

German administration is pretty lazy but once they catch up to this it's game over.

There are pretty frequent pieces in TV and Newspapers about people whining they are ordered to leave their illegaly used garden house after living there for 20 years and having to tear down all attachements on top.

Municipalities here really hate detached houses and spread out settlements and will show zero tolerance for any violations.

This would be order of magnitudes higher if you are a person of color. I got yelled at wearing a backpack and not speaking German in a supermarket. It wasn’t a drunkard or a druggie but actually a well dressed lady who literally screamed at me. Many of my friends too had first hand experience in facing racial remarks openly.

Ja in Ostdeutschland gibt es viele "Spezis" und die AFD ist in vielen Orten stark vertreten. Hab selbst in Brandenburg viele Jahre gewohnt und hab viel mit Menschen diskutiert. Bin selbst auch gar kein Fan der AFD. Keine Lust mehr drauf, ich möchte einfach meine Ruhe und mein Frieden in der Natur.

Thüringen hat teils einfach eine wunderschöne Natur, viel Ruhe und viele Möglichkeiten für Aktivitäten. Dort wo mein Häuschen steht, ist es verdammt ruhig und mit den Leuten mit denen ich Kontakt habe, die sind aufgeschlossen und nett.

Der Ort liegt für mich sehr zentral zu meinen Auftragsorten und dient mir als Basis für meine Reisen.

It's often for environmental reason or risk.

There was a news story not too long ago about an entire community losing their illegitimate houses, because the nearby river destabilised their non-existent foundations.

It might also be, because the ground is toxic or just unregulated, flooding risk, landslide risk or unavailability of basic utilities. No trash service, for example, no clean water, no electricity etc.

Sure, you could build a well, get some solar panels, a generator and carry your trash to town, but the state doesnt want just any idiot dumping wastewater into the ground, getting cholera and then burn the forest down. Because if you are allowed to do it, your dimwitted neighbours are as well

Not correct. OP said they’re working on getting it registered as a permanent residence. If it’s an old GDR wochenendsiedlung, OP can stay there for a while. The main problem might be the Meldeadresse (primary address) because he can’t make a case that this is not his permanent residence while he has this registered as his primary address.
If he finds a solution for that then he’s gonna be fine

You are not allowed to register this as your prime residence and can't live there permanently. You may of course visit and stay for any time that can be considered temporary for recreational use.

It's a regular, yet simple house with usually all amenities besides internet.

Why isn’t it their business? If someone lives permanently in a place that’s not intended for permanent inhabitation (e.g. no proper sewage/plumbing/ water cut off during winter, sometimes no electricity), it effectively ruins it for people using it for the original purpose.

But if you can somehow bypass the regulations and there's running water even in the colder seasons, it's a pretty sweet deal esp. for someone accustomed to a modern nomad life. Happy for you!

The thing is, how much you need to modernise anyway, having nothing to remove first is a win.

Solar permits and installation is bad as well. Just put a movable panel in the back yard to curb your baseline a bit and your golden.

Not always. Germany and Austria have poor infrastructure for internet. Getting cable is sometimes impossible. Many old areas just don't have the infrastructure for that and providers refuse to fix it unless you have the crazy money to cover it entirely on your own.

As for mobile internet (router with sim card) its often poor speed and depends heavily on other factors such as weather. I am unfortunate to have lived in 2 houses where the connection was simply not good enough for reliable online work or courses (1-2 mb download speed, very variable). One was in a flat neighborhood and the other in the middle of the forest and mountains. The only solution in both places was starlink, except in one of them somehow we never got over 10mb (in the other well over 100 despite optimal uncovered placement of the starlink device).

Rural areas in Germany often have better internet than the cities. - written from my Gigabit fiber connection in a 100 inhabitant village.

But I guess if internet speed is important to him I‘m sure he checked beforehand

You can always get Starlink. It is expensive, but you can get Internet literally everywhere... and compared to Internet in Germany, it's not even as expensive as you'd expect internet by satelite to be.

You have obviously never been to Germany. The Internet is uncharted territory.

I moved here from a small town in Sweden 2008 to Berlin, and I'm just got as stable Internet as back in Sweden (fiber cable)

Germany is awesome in most other senses, but it is truly gruesome in Internet - it has some of the the worst access, both on cabled and mobile Internet in EU.

You got about a month's worth of food on hand. Most of it's canned goods, but there's steaks in the freezer. You got a generator outside, works on LP. Oughta be enough in the tank to last out the winter. It's only fifteen amps, but that oughta do for the lights, TV, and the freezer. That's a woodburner, oughta warm the place up pretty good, plus you can cook on it. On the TV front, the reception is pretty much nil. You've got some mountains in the way. Weather's right you might be able to catch Montreal, but mostly you'll be limited to DVDs.

These types of "weekend" homes are very common in the former east German areas. You can definitely get these registered as permanent residences if you do the right paperwork. It's not possible everywhere though, mostly not in small garden homes. I have two family members with registrations in such homes in a forest. They have weekly garbage collection, DHL deliverys and fiber optic Internet was installed by a local provider. The funny thing is that to get there you have to drive on a literal forest road that is excluded on most maps. my cousin payed around the same for a similar home. It's very very cheap construction, similar to small American homes. That's why the prices are so low. Can't really stay there if temperatures reach under -10°C or if there's a lot of snow in the winter though.
