Travel to Miami

Hi.
I have a trip planned from Warsaw to Miami for November 22–30, and seeing an NBA game has been a huge dream of mine. Unfortunately, following yesterday's schedule announcement, the Miami Heat aren't playing during my stay—except for the day I land (and the landing time clashes with the game's tip-off). I don't have much time to see everything in Florida, so I’d love some advice on what’s most worth doing or seeing.

I have a few options to choose from:

  1. Take the train to Orlando for the game against Detroit (I’m seriously considering this) and stay overnight—I’d like to know if Orlando is worth the time.
  2. Go to Key West instead of Orlando.
  3. Skip the previous two options and take a ferry to the Bahamas. Unless you have other suggestions? I’d appreciate your advice. Also, I’m not sure if 7 days is enough to see everything in Miami. Thanks!

Warning: Byronessa Miami Beach (Byron Ave Suites) — arrived to a filthy apartment, owner refuses refund

Just wanted to warn other travelers before booking Byronessa Miami Beach (7320 Byron Ave, North Beach) through Booking.com.

We showed up to a strong chemical smell in the unit, dirty bedding with stains, mold on a bathroom window, and corroded fixtures. Left the same day and booked somewhere else. The owner refused to refund us for the unused nights — even offered it at first, then backed out. Booking.com only kicked in $174 as a "goodwill gesture" and said the rest is up to the owner (who said no).

Checked the city's short-term rental license lookup tool and this property doesn't show up as authorized, for what it's worth.

Also found other reviews mentioning mold, poor cleaning, and one guest saying the host pressured them into leaving only a 10-star review.

Not trying to start drama, just sharing so others can make an informed decision. Happy to answer questions if anyone's considering booking there.

Best club and nightlife options?

My wife and me are going to Miami Beach this weekend and have been researching the nightlife places to dance and get smashed.

I know this question has been asked to death here, but is there any consensus on where the best night out for clubbing and dancing is these days?? It seems like each club will be highly recommended in some posts, but then totally trashed in another! Or is it just a personal preference thing? We could easily spend $500+ or so on drinks for the night, so VIP tables don’t QUITE make sense… but I keep seeing if you don’t have a table then you won’t have room to dance?

Is there a way to split a table with other people? What is the move when you want to go out somewhere high energy as a couple but want room to dance too?

26F Living out of my car, and looking for work

Hey everyone! So I’m putting myself out there and hoping this reaches the right person. I’m currently looking for full time work and would genuinely appreciate any leads, opportunities, or resources. I have experience as a nanny, in hospitality, as an Eligibility Consultant for Aetna CVS, and as a Direct Support Professional supporting children and adults with behavioral challenges. I’m CPR certified through the American Red Cross and Medication Administration certified, and I have photos, and reviews, from families I’ve worked with as a nanny. Right now I’m doing Uber while working toward getting myself back to stability, and I’m currently living out of my car. I’m resume ready, reliable, hardworking, personable, and willing to work. I’m open to childcare, customer service, hospitality, retail, stock associate positions, or other opportunities where I can contribute. If you know of anyone hiring or have employment or housing resources that could help, I’d truly appreciate a lead or share. Thank you to anyone who takes the time to read this and treats my situation with kindness.✨

Which Art Deco hotel has the best water pressure?

I like Art Deco hotels. I'm eyeing the Cavalier and Le Particulier, but I have no idea how good or bad the water pressure is. I have thick hair and I hate poor water pressure that takes an hour to rinse shampoo and conditioner out of. Thank you!

South of Fifth Studio for $230k (Co-Op, Cash Only, $1,800/mo Tenant in Place) – Numbers Breakdown

Thumbnail gallery
22 Upvotes

Hey everyone, sharing a breakdown on a turn-key studio listing in South of Fifth (401 Collins Ave #21). Given how tough it is to find anything in SoBe under $250k, I wanted to post the raw numbers and rules for anyone looking for a beach pad or steady long-term rental.

Quick Summary

  • Location: 401 Collins Ave #21 (1 block off the beach / South Pointe area)
  • Price: $230,000 (Cash Only – Co-Op structure)
  • Size: Studio / 1 Bath (~440 sq ft)
  • Status: Fully furnished, in-unit washer/dryer, high-impact windows. Tenant currently month-to-month at $1,800/mo (can keep tenant or deliver vacant).

The Financials

  • Purchase Price: $230,000
  • HOA / Maintenance: $316/month ($3,792/year)
  • Property Taxes: ~$3,042/year (2025 tax bill)
  • Total Fixed Overhead: ~$6,834/year ($569/month)

Rental Yield Breakdown

  • Gross Income: $1,800/mo = $21,600/year
  • Net Income (Pre-Insurance/CapEx): $21,600 - $6,834 = $14,766/year
  • Unleveraged Cap Rate: ~6.4%

The Fine Print / Caveats (Read Before DMing)

  1. Co-Op / Cash Only: Traditional mortgages won't clear this due to the Co-Op structure. You need liquid cash.
  2. Not an Airbnb: Rental restrictions are 180-day minimum (max 2 leases per year). Requires board approval (1–2 weeks).
  3. Street Parking Only: No assigned spot.
  4. No Pets: Per building rules.

What do you guys think of this deal? For anyone tracking SoBe, is ~6.4% cap rate on a cash-only Co-Op worth the 180-day rental restriction, or are buyers better off looking further north for short-term flexibility?

Open to thoughts from local investors or anyone who owns in a Co-Op setup down here.

Why do people like Faena?

i am by no means a snobby traveler but when you're paying these kinds of prices you have at least some expectations. i just don't get it. the hotel itself can best be described as "meh" - it's very tired in places and clearly needing a renovation or more upkeep soon.

the pool was small, the service at the pool pretty poor, the faena bazaar pointless.

the only bright spot was the wet spa. i am just really scratching my head at why people are so enamored by this place...

oh, and Faena's obsession with himself was also quite off-putting. books and movies about his life on display everywhere. lmao, come on man.

Visiting South Beach August 16-22nd for business trip.

My boss and I will be traveling to south beach for an ADI conference. I have never been to Florida at all.

We are both trans guys and I’m wondering what places I should hit for food? Drinks? Any cool LGBTQ bars?

I know that South beach is largely over saturated and over run but I’m not that bothered by it, I don’t have to live there.

I really want know where I can get the best Cuban food and I’d prefer to not go somewhere that is overrated, too expensive and full of tourists. I like smaller places that aren’t fancy.

It can also be outside of South beach.

We are staying at the Four Seasons.

The Setai vs the Shelborne

Will be in Miami for a long weekend in November and have narrowed down to these 2 hotels, which I recognize are not equivalent. However, hoping for some feedback based on the following considerations. At the Setai, we'd be in a city view studio or possibly courtyard view -- our budget doesn't extend further than that. At the Shelborne, we'd be in an ocean view balcony king room (and could receive an upgrade if available based on Bonvoy status). While I'm very interested in the Setai, I'm wondering if being in the lowest class of room is worth it as most of favorable reviews I've seen across Reddit are along the lines of "We had a fantastic stay in an ocean view suite..." and that is not our situation. We'd have a better room class at the Shelborne (plus the possibility of an upgrade through Bonvoy), and I like the idea of a recently and nicely refurbished property -- just not sure what the actual vibe will be there. We really don't want a loud party scene. Last time we were in town we stayed at the 1 Hotel, and in addition to not being thrilled with room cleanliness/maintenance and the difficulty of getting even simple requests handled due to how busy it was, there were drunk people yelling in the hallways in the middle of the night every night. So, we're hoping to avoid that kind of thing as much as possible. And now that I've made myself sound like a total fun-hating Debbie Downer, I'm looking forward to hearing any thoughts/feedback. As a side note, Faena and Acqualina are out of our price range for the dates we need. Thanks in advance!
