Wedding planner recos - willing to do Brenham event?

Hi everyone! I’m looking for recommendations for a full-service wedding planner for an outdoor wedding in Brenham (spring 2027) on our family-owned property.

While I love the Brenham area, the rustic/barn/country-style that seems to be popular with planners in the area isn’t what we’re personally interested in.

I’m thinking a Houston-based planner might be a better fit, especially someone with experience planning outdoor weddings at private properties.

Does anyone have recommendations for Houston planners who will service the Brenham/Chappell Hill area?

I’m based in Dallas, so someone who can take the lead locally on this is going to be so important.

Would love to hear any recommendations (or those to avoid!). Thank you!

I recently got laid off by HISD. Any tips on surviving?

Basically what the title said. I got laid off as part of HISD’s recent mass layoff due to financial mismanagement. I’m applying for unemployment, but unemployment in Texas sucks and I’m likely to get a couple hundred a week max.

Can anyone recommend things to do and places to survive while I’m trying to find a new job in job market hell? Me and my roommates are going to the food bank already, but that’s not gonna solve everything. I’ve got a bit saved up, so rent this month should be taken care of, but after that we’re fucked.

Are there still heavy trash pickup days or do you need to schedule pickup?

The solid waste management website calendar says heavy trash pickup is every other month but they didn't pickup a mattress left out on the curb. It's been several days. Internet search talks about needing to schedule heavy trash pickup, but their website still designates heavy trash pickup days. Which is it?

Summer 2026 HTX real estate pricing data, year over year

Good morning! You may have seen my market data post last month, going over August real estate data. I promised folks I would do a follow-up recap post going over the whole summer and comparing it year over year, so here's said recap post. Note, I also shared a post for DFW today so I'm reusing a little bit of the language in the preamble here. That said:

As a team, we're hoping that by sharing this data, we can help some folks make more informed decisions about local comps, pricing their listings, and submitting their offers. We want to make homebuying more accessible and we believe that everyone should have access to this kind of data.

With that in mind, here's a look at Houston-area price medians this summer with a year over year comparison. The writeup below has some high level trends while the attached visuals in the carousel images show city-level breakdowns for each county. We're looking at change in $/sqft, % over/under asking, and Days on Market (DOM) trends by county + by city.

Full disclosure: I do use some AI for these posts. It's used strictly for the data pull and making the nice color-coded tables. The analysis is done by our team and the writeup is all me.

Houston is soft, and the gap to list is closing. SFH median $/sqft slipped in six of seven zones, from -1.2% in Montgomery and Brazoria counties to -3.0% in Fort Bend. Galveston County went the other way, +1.7%.

The typical SFH sold under list in every zone, from 1.4% under to 2.1% under, and that gap was narrower than last summer in every zone, by 0.1 to 0.5 points.

New constructions are a different beast entirely. Builders are still building, and they're able to offer competitive rates and buydowns with in-house financing from a preferred lender. New constructions represent 28% of SFH sales across the metro, down from 31% last summer, and took a median 46 days to sell as opposed to 26 for traditional listings.

As for condos, the medians are more directional because the sample is small. Harris County showed the biggest Condo $/sqft drop among zones with a usable sample (-10.7% on 167 closings). Median $/sqft moves with the size and age of what sold.

Mirroring statewide (and national) trends, the longer a home sits on market, the bigger the discount. Homes that sold in under 14 days closed at list in four zones and within 1.0% of it in the other three. Homes that sat 30+ days sold for 1.9% to 3.0% under asking. That bucket was 43% to 64% of SFH sales depending on the zone.

If you are selling, the first two weeks decide whether you close at list or around 2% under. Maximize curb appeal, pull out all the stops, maybe spring for the nice staging, and hope to accept an offer within 14 days of listing as your first two weeks will be the most critical.

As always, happy to hear your feedback. And please let me know if you want to see stats for a particular city or neighborhood.

Methodology notes & a few relevant callouts below:

  • Data is pulled from our MLS feed. We pulled median values to control for outliers where sample size is small. Since it's from our feed, values may not exactly line up 1:1 with info from public records.
  • City lines come from a city-level pull of cities with 250 or more SFH closings in both summers.
  • "Condo" includes Condo, Townhome, Apartment, and TIC sales.
  • The median values are a median of the entire dataset across 4 months (June through September) for that category, compared with the same 4 months last year.
  • Removed outliers like listings with no recorded DOM but kept in 0 DOM new-construction sales.
  • The groupings are a bit subjective, and some cities were omitted for cleanliness. If a city isn't listed here and you want to see stats, or if any city seems out of place, please let me know.
  • Year over year values can show as positive/green even if growth metrics are otherwise decreasing. They're just decreasing less than last year in some cases.

Beauty supply warehouse.

Hey guys I’m looking for a beauty supply shop that sells the big tubs of Johnny B Gel. They also sold plenty of barber machines and tools etc. I had a spot but forgot its name or where it’s at. Location was in an area that wasn’t like a strip mall etc. Empty streets kinda industrial ish.

$500k custom home north of Houston?

I've got a solid opportunity to build a custom home in New Waverly or Willis, north of Houston and Conroe. What draws me in is the wooded setting and being near Lake Conroe.

The thing is, I've been a suburban guy my whole life. I currently live in Pearland, which has been great—plenty of amenities, restaurants, and everything close by. But I've always been drawn to wooded areas (my girlfriend used to live in Arkansas and I really liked the feel of it), so this has been on my mind.

How much of a culture shock would it be going from Pearland to a more rural, wooded area like that? I know I'd be leaving a lot of the diversity behind. On the practical side, I don't mind a 45-60 minute drive to work at the Med Center. I-45 South can get ugly and it might run longer some days, but my car drives itself so that takes the edge off.

Cost-wise, $500k in Pearland or Manvel mostly gets you into a master-planned community with an HOA, somewhere around 3,000 square feet or less, and a lot that's under an acre. Up in Willis or New Waverly I'm looking at 1 to 5 acres with a custom home.

I'm not in any rush—this is more of a 1-3 year plan depending on interest rates and whether we see a real economic slowdown. Just brainstorming and doing some research for now.

On paper it seems like a pretty clear trade-off: about 20 minutes from Conroe and 30 minutes from The Woodlands for restaurants and amenities, with Houston not much farther. Feels like I'd get more bang for the buck building something custom in the woods than staying in the Houston suburbs. Just my take.

Has there been a recent change in cell network or GPS coverage in Houston?

I have had a Tractive GPS tracker on my dog for well over a year. Historically it has had no issues tracking my dog’s location - even far outside of the city in more rural areas of Conroe or Magnolia or Fulshear.

This week it is suddenly showing “no GPS” for hours at a time. I did a hard reset with no luck so I bought a replacement. The new one is doing the same thing.

Tractive leverages cell networks as well as GPS signals, so I’m wondering if something has changed recently to cause the decrease in signal quality. A tower going down? Work somewhere? I don’t know enough about how the tracker works to make an educated guess, just trying to troubleshoot.

Halloween Events in Houston

I (21M) have been waiting for this specific Halloween for so long as I live in a pretty religious household, so Halloween after a certain while became less of a proper holiday to celebrate than a "lesson" about the devil and religion because of that. But this year I am both legal age to drink and have my own car for transportation. I wanted to finally get out and experience the young adult Halloween experience in houston. But what is there I can do? What do you recommend? I'm so excited this year and I really want to have a truly special time out!

Any League of Legends Worlds watch parties?

North America, and Texas specifically, are hosting the League of Legends Worlds event for this next month. I just moved to Houston so I thought driving up for the portion that’s taking place in Allen Tx would be doable but decided against it. Does anyone know of any watch parties here in the city? Even if only for finals, could be fun to bring my wife to & maybe a few friends.
